Retail unit delivery in live retail park

Andrew Scott Ltd successfully delivered the design and construction of a new 1,450m² Iceland Food Warehouse retail unit in Port Talbot, working within the live environment of a busy operational retail park.

The project comprised the construction of a high-quality shell and core unit, designed to accommodate Iceland's large-format retail operations. External works included a dedicated service yard, circulatory access road, upgraded car parking facilities, drainage systems, external lighting, perimeter fencing, and soft landscaping.

A key challenge of the project was executing works safely and efficiently within a live retail setting, where adjacent stores and restaurants remained fully operational throughout construction. Careful planning, traffic management, and stakeholder coordination were essential to maintaining public access and minimising disruption to existing businesses and visitors.

The completed development not only supports Iceland’s continued expansion into large-format retail but also contributes to the wider regeneration of the Baglan Bay area, offering enhanced shopping provision and improved local infrastructure.
