Plot 3 Cross Hands East
Award winning Flagship for Sustainable Industrial Development
Project of the Years at the 2024 CLAW Awards
Plot 3 is located within the Cross Hands Strategic Employment Site (SES), identified by Carmarthenshire County Council as the next major employment zone in the region. As a key initiative under the Council’s Transformational Strategy, this project is being delivered in partnership with the Welsh Government, acting as Joint Venture Partner, to promote forward-thinking economic development in the area.
This pioneering scheme reimagines the industrial typology by introducing low-carbon, energy-efficient office, industrial, and hybrid spaces areas traditionally underserved in terms of sustainability and energy performance.
Comprising three buildings and offering a total of 38,000sqft, the development features a mix of modern office spaces and light industrial units. Each building has been designed in accordance with the RIBA 2030 Climate Challenge, targeting significant reductions in operational energy use, embodied carbon, and potable water consumption. Notably, the development will generate sufficient on-site renewable energy to meet all lighting and heating demands.
Through the integration of Active Building principles and advanced technologies, the buildings will produce electricity via on-site renewable sources and incorporate high levels of insulation ensuring a low-carbon footprint and minimal operational costs. Each building is designed to consume no more than 55 kWh/m² per year.
This design and build project has achieved BREEAM Excellent certification, BIM Level 2 compliance, and Secured by Design Gold standard. It not only exemplifies sustainable construction but also fosters innovation, digital technologies, and green skills across the region.

Andrew Scott Ltd have recently completed the SES Project of highly energy efficient and innovative industrial and office buildings in Cross Hands. Andrew Scott have professionally and collaboratively managed the Design and Build process and the team and have worked very closely with CCC and Stakeholders in meeting our objectives and expectations.
