Infrastructure delivery for £100m business park
As part of the £100 million Celtic Springs Business Park development, Andrew Scott Ltd was appointed to deliver a complex and technically challenging infrastructure package to enable the future construction of commercial units across the site.
Located adjacent to the M4 motorway, the project required detailed planning, environmental sensitivity, and robust coordination with stakeholders. The infrastructure works formed the backbone of the wider masterplan and were fundamental in unlocking the development potential of the site.
Scope of Infrastructure Works
Installation of new foul and storm water drainage systems
Construction of new road links, roundabouts, and a balancing pond
Provision of swales, road signage, and road markings
Creation of a combined footway and cycleway network throughout the business park
Extensive traffic management measures to ensure the safety of road users, workers, and neighbouring businesses
Due to the heavily vegetated nature of the site and ecological sensitivity, extensive advanced ecological surveys were undertaken. Site clearance was carried out under strict environmental controls, in collaboration with the client’s appointed ecologists.
