Construction of three buildings and a substantial infrastructure package to support the wider development








As Principal Contractor, Andrew Scott Ltd successfully delivered a complex programme of works at Celtic Springs Business Park, comprising the construction of three separate buildings and a substantial infrastructure package to support the wider development. The site, located adjacent to the M4 motorway, presented a range of technical, environmental, and logistical challenges, all of which were overcome through effective planning, stakeholder coordination, and expert delivery.
The three main construction elements included:
Three-Storey Office Block - Design and construction of a modern office building providing 45,000 ft² of open-plan office space, including dedicated car parking facilities.
Two-Storey Day Nursery - A purpose-built 88-place day nursery, incorporating car parking, soft and hard landscaping, and secure external play areas.
Day Surgery Clinic - Construction of a two-storey, 27,000 ft² steel-framed clinical building to accommodate day surgery services, with associated car parking and access infrastructure.
All buildings incorporated state-of-the-art energy efficiency techniques, developed through early-stage design collaboration. Andrew Scott Ltd was also responsible for the internal fit-out and completion of external works as part of the main contract.
Infrastructure Package
The supporting infrastructure package was technically challenging, particularly due to the site's environmental sensitivity and existing landscape conditions. Works included:
Advanced ecological surveys and collaboration with the client’s specialist ecologist to manage and mitigate the impact on wildlife and vegetation.
Site clearance of dense vegetation and ecologically sensitive areas in compliance with environmental regulations.
Installation of:
Foul and storm water drainage
Flood plateaus, attenuation ponds, and flood channels
A new 2-metre diameter storm sewer
New road links, roundabouts, and balancing ponds
Swales, road signs, and road markings
A combined footway/cycleway encircling the business park
Extensive traffic management was implemented to ensure the works were carried out safely and efficiently, minimising disruption to existing road users, neighbouring businesses, and site stakeholders.
