Brownfield regeneration providing Flood Defence, Infrastructure, and Development-Ready Land

This complex civil engineering project at Anchorwood Bank, Barnstaple, involved the design and construction of vital flood defences, infrastructure upgrades, and development plateaux to support future regeneration along the River Taw.

A central element of the scheme was the construction of a 600-metre extension to the existing River Taw flood defence wall. All works were carried out under challenging tidal conditions and within strict environmental constraints to ensure protection of the sensitive estuarine setting.

The wider infrastructure package included:

  • Extensive land raising to create development-ready plots

  • Construction of new public and private highways, linking to the A3125

  • Formation of a riverside pedestrian and cycleway, enhancing connectivity and promoting active travel

  • Coordination and implementation of significant utility diversions and service installations

A key aspect of the project was the proximity to environmentally sensitive areas, including a designated Site of Special Scientific Interest (SSSI) and a County Wildlife Site (CWS). This necessitated close collaboration with environmental authorities to develop and implement comprehensive ecological mitigation measures, ensuring the protection and enhancement of the surrounding natural habitat.

This strategically important scheme not only improves flood resilience but also lays the foundation for the construction of seven high quality units providing food and non-food retail space for tenants Next, Iceland’s Food Warehouse, DFS and Tapi carpets & floors.

External works provided 239 car parking spaces, 130 cycle spaces, new drainage, utility services and soft landscaping.

The retail block forms part of a wider development plan contributing to the long-term growth and vitality of Barnstaple’s riverside.
